One Kenmare Square, New York
Design Architect: Gluckman Mayner Architects
Executive Architect: HTO Architects
Cape Advisors completed the ground up development of One Kenmare Square in 2006. One Kenmare Square is an 11-story 51 unit ground-up residential condominium located at the nexus of Soho and Nolita. The undulating curved tower, a testament to harmonized form, function and geographical context, incorporates visual elements from the buildings of Nolita to the East and the cast iron grandeur of Soho to the West. The Lafayette Street façade is composed of alternating bands of banded brick, reminiscent of the old warehouses in Soho, alternating with an eight foot high continuous strip of windows that emphasizes the dramatic eastern views.

A vertical glass notch splits the north and south façades, delineating the rough “artisan” textured, color shifting iridescent gray brick and glass façade in the front from the smooth silvery red brick in the rear. This play on rough and smooth combined with its sweeping oscillation all work to animate visual elements from its surroundings as well as dramatically landmark the site.
